First, you need a golden shovel. Just buy a shovel, bury it, and dig it up a day later.
Then you use the golden shovel to bury a money bag. Choose the amount of money carefully. If you bury 1k, you have a 1% chance of the tree growing. Additionally, if you bury 10k, you have a 10% chance of it growing; if you bury 25k, you have a 25% chance of it growing, and so on and so forth. The tree will grow three bags, each containing the same amount of money as the one buried. But there's a catch. Each bag grown will not exceed 30k. So don't bury more than 90k, because you won't make any money!
As for watering, I assume you water it like a normal tree. I can't remember that part :P
One of your best bets is burying 80k. You have an 80% chance of the tree growing and will make a quick 10k. It's one of the most guaranteed methods, but won't make you as much money as the riskier ones.
